Property Licensing

Under local council licensing laws, it is now illegal to rent out a residential property without the correct property license.

All Newham, Waltham Forest, Barking & Dagenham and Redbridge Landlords must now have the following;

• GSI (Gas Safety inspection) Certificate

• EPC (Energy Performance Certificate)

• PAT (Portable appliance Test) • FRA (Fire risk assessment)

• LRA (Legionella risk assessment)

• TDS (Tenancy deposit scheme)

Additionally, all Landlords must now have provided on request;

• A complete 6 month written inspection report

• A Maintenance log of all reported and actioned repairs

• A correspondence must be available in tenants’ native language

Consequences for non-compliance and failing to comply with any conditions of a license include;

• Fine of £20,000 for illegally renting a property without a license

• Fine of £5,000 for non-compliance with license requirements

• Possessions under Section 21 or Section 8 of the housing act are declined by courts for properties without license
